Who are Air Maison?
Formerly operating as Pass the Keys Portsmouth, we are a local team of experienced Airbnb hosts and property managers. We combined our years of industry experience with local knowledge to create a more personalised, high-quality management service.
How do you ensure the safety of the properties?
We vet guests across all platforms and use secure entry systems. We also conduct regular maintenance checks and provide owners with photographic evidence of the property's condition after every single clean.
Is my property suitable for short-term letting?
We manage a diverse range of properties, from modern city apartments to large family homes. Generally, a property is a great candidate if it is well-maintained, located in an area with good transport links or local attractions, and can be fully furnished to a high standard. Looking to have your property managed by us? Here are the answers to questions we're often asked by new owners looking to short-term let their property.
What areas do you cover?
We are proudly based in Portsmouth and manage properties across the surrounding areas, including Southsea, Gosport, Fareham, Southampton, Chichester, and Petersfield.
What platforms will my property be on?
Airbnb will be the main source of bookings, but we also list your property on other major sites, including Booking.com, VRBO, and Google Vacations. We also actively promote bookings through our own direct site to maximise your property’s visibility.
What is included in your management fee?
Our all-inclusive fee is 24% of the nightly rate (after platform fees). This covers everything: listing creation, professional photography, dynamic pricing management, 24/7 guest communication, and coordination of cleaning and maintenance.

How do I track my property’s performance?
Every owner gets access to our Owners Portal. Here, you can view your bookings in real-time, read guest reviews, see financial breakdowns for each stay, and even view photos taken by our cleaners after each visit.
Do I have to sign a long-term contract?
Not at all. We offer a rolling 28-day contract, giving you the flexibility to use your property for yourself or move in another direction if your circumstances change.

What are the standard check-in and check-out times?
Standard check-in is from 4:00 PM to 11:00 PM, and check-out is by 10:00 AM. This allows our cleaning teams enough time to ensure the property is perfect for the next arrival.
How do I access the property?
Most of our properties use secure lockboxes or smart locks. You will receive detailed check-in instructions, including codes and directions, via email 24–48 hours before your arrival.
Are your properties pet-friendly?
Many of our homes are pet-friendly! Please check the specific "House Rules" section of the property listing before booking, as some properties may have restrictions or require a small additional cleaning fee.
What is your cancellation policy?
Cancellation policies vary depending on whether you booked directly through our site or via a platform like Airbnb or Booking.com. Please refer to your booking confirmation for the specific terms applicable to your stay.
